No deposit We take your credit card details as security but your card is not
charged. You make full payment - face to face in Florida.

Where do we pick up the keys?
Key pick up is at a check in office, centrally located and easy to find. We
send detailed directions to the office.

Do you have references?
I am, sometimes asked to provide references but I am afraid I always say No
We have lots of satisfied customers - but I am just not prepared to ask paying
customers to act as referees. Without contact details any testimonials I give
would be suspect and I am not willing to give email addresses or telephone
numbers out to strangers. (If you saw some of the offensive email that I get
every day you would understand) There are customer comments sprinkled throughout
the site but beyond that I cannot go.

When do we pay?
Payment is made on arrival - at check-in. If you arrive after office hours
we would like you to pay the following day.

What if something breaks
at our home?
You will have the telephone number of the house manager who lives locally.
They are available throughout your stay to deal with any problems that might
arise with your home This support is 24/7

How do we know that you will
have a home for us?
We NEVER let people down. If you reserve a home from us there will be one waiting
for your arrival. - that's a rock solid promise

What if we need to cancel?
If you inform me more than 21 days ahead there is no charge.
A cancellation less than 21 before your arrival date incurs a $200 default
charge.

What if we don't like the
home?
If the home that has been allocated to you is unsuitable in any way please
return to the office where the management will try to sort things out for you.
We want you to be happy with your accommodation.

Is the pool just for us?

Will our pool be overlooked?
Lots of people ask this question. In general the answer is yes. Most homes
are overlooked in the pool area to some extent. Our homes are on sub divisions
with other properties, not on huge lots all alone. I like to be honest about
this - lots of companies will offer you a private pool, what they mean by
private is - reserved for your party, they don't mean not overlooked.

When do we need pool heat?
In some ways this is a personal decision. I hate cold water and usually advise
taking pool heat from October to May. Even though day time temperatures can
be hot during these months, the evenings and mornings are quite cool. Pool
heating extends the hours when you can use the pool. I love to take a swim
when we return from the parks in the evenings. Without pool heating it would
be too cold. In the hotter months (Late May - September) you do not need
pool heating at all. Pool heating is $25 + tax per night.

How deep are the pools?
Between 5 and 6 feet

Do you have any indoor pools?
All our homes have outside pools. They are protected by a fine mesh screen
that lets the sunshine in but keeps the wildlife out.

Can we have pool heat for just part of
the time?
Pool heating needs to be taken for the whole of your stay, If you are with
us for a long time (3 weeks or more) and only want the heat for one or more
weeks contact us to discuss this.

Do you have any cheaper homes without a
pool?
No. All our homes have pools

How far are the homes from Disney World?
We have split our home locations into two zones.
Zone one areas are 10 - 15
minutes to Disney. Zone two area are 15 - 30 minutes to Disney
(zone two
homes are often a little larger and the areas are quieter.

How far from Universal Studios
and Islands of Adventure?
Universal Studios, Sea World and the other Orlando theme parks are in Orange
County. There are no vacation rentals in Orange County. If you prefer a home
to a hotel you need to be in Osceola or Polk County.
Driving times to Universal
are around 30 minutes.

Are there stores near by?
All our homes are close to stores including a couple of 24 hour ones.

What about restaurants?
Restaurant - to suite all taste and pockets are within a few minutes drive.

Are the homes in a resort?
No, our homes are on residential sub divisions. The kind of places local people
have made their homes.

What about security?
All our home locations have an excellent security record. You need have no
anxiety on this score. I have always felt quite safe - day or night.

Do we need to bring our own
sheets and towels?
No. We provide bed linens and towels but you might like to bring a beach towel
for the pool - and the water parks

Does the kitchen have pots and pans?
Yes. The kitchens are fully equipped to prepare, cook and serve a main meal

How many TVs are there?
Our owners are only obliged to provide one TV in the living room but you will
probably find that many homes also have a TV in the master bedroom although
this is not something that we can promise.

Can we bring our dog?
I am sorry but we have a strict no pets policy. As a dog owner myself I do
sympathize

Is there a BBQ?
Many owners have taken the BBQ's out of the home because some inconsiderate
individuals were grilling too close to the house walls or making a mess of
the deck.
How many people can stay in
a home?
Our homes are properly licensed and insured. The licence states how many people
can stay at each home. Please don't ask us to break these rules - because we
won't.
Here are the numbers:
3 bedroom home for 8 people plus babies in cribs
4 bedroom home for 10 people plus babies in cribs
5 bedroom home for 12 people plus babies in cribs
6 bedroom home for 14 people plus babies in cribs
(A baby means a "babe in arms", young children using beds are counted
towards the total number)
